Buying Procedures
In case you have decided to to buy a property, it is common to take an option on the house for two weeks. Within this period it is advisable to pay a deposit of 10% so you are assured that meanwhile the house will not be sold to another person.
Marehla will start the official procedures at the deed office. A photocopy of the buyers' passport and 4 photographs are requested. At this point the buyer is able to turn back his/her home country. Marehla will deal with all the paperwork's and makes sure all the requested details will be handed to the deed office. Then the deed office will send these details to the Ege Ordu Komutanligi in Izmir . When the aprovement from the Ege Ordusu is handed back to the deed office (which takes about 1, 5 month) Marehla will inform the buyer and he/ she has to turn back to Turkey .
The next step is to put the property on the new owners name in the deed office. Both seller and buyer must be present during this process. Also one of Marehla' s representatives will assist you. The buyer has to pay tax and earthquake insurance. The buyer will receive the so called 'TAPU' which is signed on the buyers' name. This is the proof of ownership. In total this will take 1 or 2 hours.
The total costs of the transaction in the deed office are estimated on 3% of the properties price. However in general a minimum price is written in the title of the TAPU, this is legal and it will be more economic for the buyer. This has no further influence on future resell of the property.
The expenses of the earthquake insurance are 20-45 pound. The property tax is yearly 0.3% for private buildings, new build houses and apartments are 5 years free of tax.
